Property and facility management of commercial and residential properties of Bedford Central Presbyterian Church.

Annual budgeting and highest and best use analysis. Capital improvement planning and consistent inspection of all properties.  Leasing and contract negotiations with all commercial tenants. Maintenance of good vendor and tenant relations. Reporting directly to CEO of agency.

Daily supervision and tracking of 25 staff persons for property management and development of 30 sites of commercial and residential properties in Brooklyn. Approval of all spending and budgets for the 30 million dollar annual operation. Facility management of 150,000 square feet of commercial office space with an elementary school.  Management of new projects and capital improvements of existing properties.  Solicitation of funding, and new property management and development opportunities.  Writing requests for proposals, and grants with the successful attainment of 11 million in projects and funding. Coordination of Production of company marketing materials and annual reports.  Lease-up of over 250,000 sq. ft. of commercial spaces and negotiations of contracts and agreements.  Capacity building by acquiring support staff and resources to improve business operations through network of contacts.  Extensive networking and collaborating with government and businesses for portfolio expansion and upgrades.  Staff training and recruitment from line staff to managerial hirers and human resources administrative duties.

I managed and supervised administrative, property management, construction and maintenance staff for 600 units of market, low income and special needs housing.  I administered the lease up of all residential units with contractual mandates and handled all housing court cases with various attorneys.  I approved spending and reviewed all transactions for the housing operation.  I performed data analysis for financial and maintenance improvements of the operation and solicited and screened tenants for commercial rentals and negotiated commercial leases.  I performed building inspections and operational restructuring to improve contract compliance, efficiency and general building operations.  I organized and conducted home buyer seminars and presentations and engaged in proposal development and writing for new development projects in the New York area with the Vice president of Housing who was my direct report.

Program Manager
Program manager for pilot program called Healthy Home Initiative where I located landlords within the Central Brooklyn community and led them and their tenants through a series of trainings for minor lead abatement and childhood allergen awareness.  I also directly supervised a team through several environmental tests of client apartments and set up remediation plans with contractors and staff.  I conducted outreach and marketing presentations throughout the city and made formal bi-weekly reports that utilized spreadsheets, database software, presentation software and word processing software.

Community Organizer
Duties were to screen potential homeowners credit reports, job history and living conditions and counsel them for Habitat housing.  I made contact with community leadership, solicited funds, and coordinated activities for Habitat with various organizations.  I set up a database for contacts, established an influential Brooklyn Board of directors to help move and establish projects, wrote press releases and articles about Habitat’s work and impact on the lives of homeowners, and the community to the press and local community.
